Enterprise Tools for Everyday Hosts
Happy Guest was born from a simple question: Why should only the biggest property managers have access to the best guest technology?
Our founders have worked in short-term rentals for decades.
Kanan F. Whited IV has built guest portals and platforms for large‑scale operators; including projects for a startup created by Airbnb’s own founders, and other major short‑term rental management companies. These were powerful, enterprise‑level systems: strict on security, disciplined in operations, and designed to maximize revenue.
But there was a catch: They were custom, expensive, and completely out of reach for the “regular” host.
For years, Kanan worked closely with Turno (the leading short-term rental housekeeping tool), and with Mike O’Connell (fellow Happy Guest founder). For years, Mike kept asking the same thing:
“Can’t you make a guest portal for normal hosts—not just the ones with millions to spend?”
That question became the spark for Happy Guest.
Mike and Kanan pulled in Ben Coleman and Rebecca Ballart from the top STR revenue management firm, Rev & Research, to join them on this special project:
Instead of building one‑off, custom platforms for huge companies, the team set out to create an off‑the‑shelf enterprise guest portal that any host could use: from solo Super Hosts and co‑hosts to growing property managers with dozens and even hundreds of homes.
Today, Happy Guest brings big‑company systems and discipline to hosts of every size without the complexity, cost, or technical headache that usually comes with “enterprise” tools.

Kanan F. Whited IV – Founder, Technology & Experience
Kanan has spent a decade designing and building guest portals and technology for large property managers (including many of his own) across the country. His background spans tech, creative, and operations, all centered around one obsession: designing systems that reduce friction and interaction while still feeling beautiful, intuitive, and human. His alumni status from Airbnb, Virgin, Amazon, and luxury fashion has heavily influenced the way Happy Guest looks, feels, and works.
Mike O’Connell – Founder, Operations & Experience
Mike’s experience with Turno, the top #1 housekeeping platforms in the industry, shaped much of the operational backbone of Happy Guest. He champions the idea that small and mid‑sized hosts deserve the same structured, serious systems that big operators rely on—without needing an entire ops department to manage them.
Rebecca Ballart – Founder, Property Management & Revenue Strategy
Rebecca is a powerhouse operator with a proven track record of growth. She scaled a property management company to over 450 homes—a massive leap in both complexity and opportunity. After exiting that business, she brought her enterprise‑level mindset to revenue management, co‑founding Rev & Research, the most in-demand STR revenue management firm in the world. At Happy Guest, Rebecca ensures the platform reflects how high‑performing property managers actually work in the real world: disciplined, data‑driven, and always guest‑focused.
Ben Coleman – Founder, Property Management & Revenue Management
Ben comes from the world of large‑scale property management, having built and exited his own short-term rental portfolio before co‑founding Revin Research alongside Rebecca. His experience spans operations, pricing, and performance across hundreds of listings. At Happy Guest, Ben helps shape a platform that doesn’t just keep things organized—it’s engineered to support smart, sustainable revenue growth, using the same best practices trusted by top operators.
Tim Parker – Founding Director of Customer Success
Before joining Happy Guest, Tim was the Director of Customer Success at AirDNA, the top data and insights platform in the short‑term rental industry. He now builds and leads our customer success team, making sure every host—from a single listing to a full portfolio—knows exactly how to get value from Happy Guest and feel supported at every step.
Together, this team combines enterprise‑level technology, big‑portfolio property management, revenue strategy, and guest experience design into a platform that’s built by people who understand this world from the inside.
